A waterfront compound located on the sand in Nantucket, Massachusetts, is set to list Monday for $39 million, Mansion Global has learned.
The nearly 1-acre property was developed as a beachside resort in the 1930s, and has been updated to include a new four-unit main beach house and two standalone cottages, all with vistas looking out to the water, according to the listing with Allison Mazer of Compass. The home is located on Cliff Beach, close to the Nantucket Cliffs and adjacent to a land conservation area.
“It’s completely private and secluded, but it’s still very close to town,” she said. “It’s pretty incredible that you have this compound with the private beach—one of the nicest bathing beaches anywhere. The sunsets there are absolutely magical and spectacular…the views are unbelievable because you have the Nantucket Sound, you have all the harbor views, and you also see Tuckernuck to Brant Point.”
About eight years ago the property got a major overhaul, which included the construction of the main house. It includes four units with one to three bedrooms, marble kitchens with stainless steel appliances and dedicated outdoor space that connects directly to the beach, according to the agent. There are also two one-bedroom cottages.
In addition, the property is the only one in the area zoned for both residential and commercial use, Ms. Mazer said. It could be used as a multi-generational compound, a boutique hotel or a condo conversion.
“It really just gives a buyer so many options as to how to operate it and how to live in it,” she said.
Currently, the units are being used as beach house rentals, and guests have access to the nearby Cliffside Beach Club, Ms. Mazer said. The buyer may choose to continue that business model, which has a roster of guests who visit annually.
“You find that a lot of the families are there summer after summer…it’s really a special destination,” she added.
The estate has been owned by the same family since the 1940s, Ms. Mazer said. Mansion Global could not determine how much they paid for the property. They were not available for comment.
