Four-Bedroom Penthouse Atop the New Ritz-Carlton Residences, Miami

This nearly 6,000-square-foot penthouse atop the new Ritz-Carlton Residences, Miami Beach, offers more than 4,000 square feet of outdoor terrace space and a private rooftop pool. Penthouse 1, which has four bedrooms and five bathrooms, is on the ninth floor of one of six buildings in the 7.5-acre adapted-reuse project. The 111-unit condo development is the first full-scale architectural project in the United States by master Italian architect Piero Lissoni.

“We are finished with construction and about 75% to 80% sold out,” said Allison Greenfield, one of the partners of Lionheart Capital, the developer. Phase 2, which will have 15 villas, will begin in the next couple of months. “Ritz-Carlton has their entire staff there now and the amenities are done and open,” she said.

Penthouse 1 shares the top floor with Penthouse 12, which is priced at $17.085 million. “With our penthouses, we usually deliver them raw because that’s what that market wants,” Ms. Greenfield said. Penthouse 1, which faces west, has been “built out as a white box” so that buyers can get a sense of the space. The surrounding neighborhoods are all single-family homes, she said. “We really tower over everything for miles and miles. The views are forever.”

The apartment is L-shaped, with terraces on all sides, she said. From the terraces, you have 360-degree views, and from the interior of the apartment, you have north, south and west views. Architectural and design details include nearly 14-foot ceilings, an outdoor Jacuzzi and an outdoor kitchen, floor-to-ceiling glass windows, solid-core oversized doors, hurricane-resistant glass doors and windows, stone floors in the common areas and wood floors in the bedrooms.

The open-plan Boffi kitchen features stone countertops, Gaggenau appliances and Zuchetti plumbing fixtures. The primary bedroom suite has dual walk-in closets, a private study and a large private terrace with a hot tub. Its designer Boffi bathroom has Zuchetti fixtures, stone floors and walls, an oversized glass-enclosed shower and a jetted soaking tub.
