A seven-bedroom home dubbed “East Hamptons in Encino” came on the market Monday asking $11.99 million.
Located in the gated community of Royal Oaks in the increasingly popular Los Angeles enclave of Encino, the home has been overhauled by developer Joe Comartin of Woodlane Properties, who purchased the property for $5 million in early 2021, according to records on PropertyShark. Craig Knizek and Nikki Joel of The Agency have the listing, and were not immediately available for comment.
The shingled and white-brick house opens into a double-height foyer with a staircase and an upstairs balcony. The entrance opens into the formal living room, which features a fireplace and floor-to-ceiling windows, and flows directly into an elevated dining room, according to listing photos.
A wood-paneled library with floor-to-ceiling windows and built-in shelving is also located on the main level, as is a spacious open-plan kitchen, which has breakfast bar seating and opens into an informal sitting room with its own fireplace. The kitchen also opens into an informal dining area with floor-to-ceiling windows and glass double doors that lead out into the expansive backyard pool and deck area.
The home sits on a little over an acre, and in addition to the pool and surrounding deck area, the backyard includes a covered cabana, a tented dining pavilion, a sports court, a barbecue, and a separate garden with its own fire pit, per the listing.
The home’s primary suite has been designed with its own sitting area, fireplace, and balcony, as well as a bathroom with dual sinks, dual private water closets with bidets, and a soaking tub that overlooks the property through large bay windows.
The primary suite also includes two “oversized” closets, one of which is designed to serve as a “glam room” and is set up with a full-service hair salon, a fireplace, and ample storage space.Once a comparatively well-priced suburb, Encino has seen an influx of high-end and celebrity buyers in recent years, and in September, a new construction home in Royal Oaks came on the market asking $26 million.
