Manhattan Penthouse With a Private Rooftop Pool Lists for $21 Million

A more than 4,550-square-foot Manhattan penthouse with roughly the same amount of outdoor space has hit the market for $21 million. 

The 11th-floor residence tops the Jardim, a new boutique development on West 27th Street in Chelsea designed by Brazilian architect Isay Weinfeld. It boasts views of the Hudson River and the New York City skyline from its four terraces and from its full-floor roof terrace “with multiple living and dining areas, an outdoor kitchen and a 32-foot pool,” according to the listing with Steven Cohen, Frances Katzen, Holly Parker and Christopher Salierno of Douglas Elliman. “Isay Weinfeld’s philosophy of design is to bring the outside in and the inside out,” Ms. Katzen said. “The concept is really organic and unpretentious. It’s got a really clean linear design.”

Outdoor space has become a must-have amenity for New York City buyers since the Covid-19 pandemic began, and the penthouse is no exception. 

“It’s become a really nice accessory that’s much more valued,” Ms. Katzen said. “Appraisers and banks are now appraising terraces at 40% of the interior price per square foot versus 30%. So we’ve already seen value go up considerably based on the outdoor component.”

Inside, the residence features a living room with more than 12-foot ceilings that is surrounded by sliding glass walls leading to a terrace on either side, according to the listing. There’s also a dining area that creates “a one-of-a-kind indoor/outdoor entertaining paradise when all glass walls are open,” the listing said. 

The chef’s kitchen boasts Gaggenau appliances, oak cabinetry and terrazzo flooring, as well as access to yet another outdoor space. There’s also a library and a spiral staircase leading to the roof.

On the other side of the home, the primary suite has the final private terrace, retractable walls and skyline views, plus a bathroom with a double vanity and soaking tub. There are three additional bedroom suites.

A direct elevator leads to the penthouse, and there’s also a separate service entrance.

The Jardim, Mr. Weinfeld’s first residential condominium commission, features 36 residences. Amenities within the project include a 9,000 square-foot private club, a 60-foot sky-lit lap pool, a children’s playroom, and a wellness center with a gym, steam rooms and saunas, a yoga studio and a massage treatment room. 

Private parking and individual storage rooms are also available for purchase.

“I love that there’s a garage on site,” Ms. Katzen said. “In a minute and a half, you can have your car and you don’t have to deal with anyone.”
