Private Island Retreat in South Carolina Lists for $10 Million

A sprawling southern estate on a private South Carolina island has come on the market for $10 million.

Dubbed Pine Island, the 56.1-acre property consists of an east and west parcel, the former  featuring a more than 6,000-square-foot primary residence designed by architect William McDonough, who’s well known for his sustainable development and design. 

The home has Japanese-inspired design details and top-of-the-line materials including white oak, recycled red western cedar, hand-forged railings, soapstone fireplaces, a copper roof, ancient cypress logs and custom-designed bronze hardware, according to the listing with Jack Huguley of Daniel Ravenel Sotheby’s International Realty.

The light-filled three-bedroom, three-and-a-half-bathroom residence is designed with extensive skylights and floor-to-ceiling windows and sliding doors throughout, and the majority of bedrooms and living spaces open directly out onto the home’s wraparound deck, according to listing photos. A primary suite includes a bathroom with dual sinks, a soaking tub and a steam shower, while the bedroom itself opens out onto the home’s tree-shaded backyard deck and pool area.

Warm wood-paneled interiors are incorporated throughout the home, including in an expansive living room with vaulted ceilings and a fireplace, a spacious open kitchen, and a formal dining room with high ceilings, a fireplace, and doors that open out onto the deck, per listing photos.

The east parcel also features landscaping by Washington D.C.-based firm Oehme, Van Sweden and Associates; tennis courts; a six-car garage; an 885-square-foot guest cottage; a barn; and a fenced paddock that sits adjacent to a potential horse pasture. A deepwater dock on Chechessee Creek is situated a short walk from the house, with a dock complex that includes a covered pavilion with electricity and water, a 60-foot main dock with an extension for the owner’s seaplane and a kayak dock, as well as a boat lift and mooring buoy.

“The $10 million asking price was identified as a sweet spot for luxury buyers who could appreciate the expansiveness and privacy of purchasing a 56-acre island and its accessibility to Spring Island lifestyle amenities,” Mr. Huguley told Mansion Global. “It’s a very rare combination.”

Staffing on Pine Island currently includes four full-time as well as two part-time employees, and the property’s current caretakers are available and interested in providing continued services for the new owner, according to marketing materials. The current owners, who acquired the property for $2.8 million in 1995, records show, were not immediately available for comment.

The west parcel of the island is less developed, but includes plans for four separate 5- to 6-acre home sites, as well as a pier and docks for four boats. Marketing materials note that if a buyer does decide to develop the four home sites, government approvals will need to be obtained, and in order to preserve the right to subdivide the parcel into four home sites, the current owner is paying Property Owners Association fees for all four sites as well as fees for the home on the east parcel.

“While we may attract some investor-buyers, we will not be surprised if our eventual buyer is one interested in enjoying the privacy and control of the entire island,” Mr. Huguley said. “Some may be interested in building a new larger main house on the western side of the island. This would make for an enviable family compound—acreage, seclusion, privacy, high-end living spaces, paddocks, caretakers cottage.”

Currently, existing development on the west parcel includes a garage, tractor shed and caretaker’s cottage, per the listing. 

The island is connected by a causeway to nearby Spring Island, with easy access to the Spring Island Club, a private club with amenities including golf, tennis, pickleball, fitness facilities, a quail hunting preserve and equestrian facilities, as well as dining and a community garden. The current owner’s Spring Island Club membership can be purchased along with the property for an additional $125,000.
